Leesburg Marketplace, an 81,071-square-foot retail center, has sold for $11.5 million.
“Leesburg Marketplace attracted interest from investors nationwide and abroad, allowing us to create a highly competitive offering and identify the buyer best positioned to meet the seller’s expectations,” said Salim Valiani, managing director of investments in Marcus & Millichap’s Orlando office. “Transactions like this demonstrate the value of combining local market expertise with a global investor network. One of the greatest advantages we provide our clients is access to capital far beyond the local market.”
Valiani exclusively marketed the property on behalf of the seller. Valiani and Alex Goodale of Marcus & Millichap procured the buyer.
Located at 1101-1107 W. North Blvd., the property sits on 9.35 acres and was built in 1987. Leesburg Marketplace is 95 percent occupied and anchored by Dollar Tree, Ollie’s Bargain Outlet and the U.S. Army Corps of Engineers. Additional tenants include salons, restaurants, a laundromat, a fitness center and an insurance agency. Recent upgrades include exterior and tenant buildouts and updates to the parking lot and signage.
The same property changed hands in 2023 for $7.4 million.
